So this is my 3rd time visiting this property. Had informed resort of this prior to our arrival, as well as booked/requested a king sized bed. Resort responded and said don't worry - they would look after everything.

Resort is an hour and a half away from the airport. We arrived late, due to a delayed flight, but check in on the Riviera Maya side was thankfully quick and easy. A fruity welcome drink was served to us.

We were taken to our room in villa 3 and it was small, a weird set up, with 2 double beds. Balcony looked directly onto the backside of the Burgers restaurant. We went to the front desk to ask about a room with a king size bed, they said they didn't have anything available as resort was full and to check back in the morning. So that's what we did. The next morning, they tell us we're not on the 'list' to change rooms. What list? We stress our conversation the night before and they say to check back again tomorrow and they will have another room for sure. So we go back the next morning, they say we're good to go and to be out of our current room by 11 am. Well, we get a call later that morning saying no room available because they need to fix a couch (?) and they will have a room the next day. So, finally on our 4th day, we are moved to another room in villa 1 with a king bed, a little more space and a better balcony. We had to leave our former room at 11 and then come back for 3, but we finally are satisfied enough to stay and unpack for the remainder of the trip. Must say, I was quite disappointed with this time-consuming process and inconvenience. How difficult is it to get a room with 1 king bed, especially booking in advance? Plus, on my 2nd return trip to this property, we were greeted with a banner on our door welcoming us back and a fruit planner and bottle of tequila in the room. This time, nothing, and I even gave them a heads up.

The room itself has definitely seen some better days. Yes, we had only booked a "comfort" room, but that worked for us last time. Now, it just seemed too basic. Old, simple furniture, bathroom old with a well-used tub, and cracks everywhere. Hot water was inconsistent, and I never did seem to get any hot water from the sink. They provide shampoo, gel and bar soap - no conditioner or lotion. Face cloths are rare, but if you persist and ask housekeeping personally, they will bring you one. We called the front desk on two different occasions and no one ever came to bring us the face cloths. There is an outlet in the bathroom and 2 in the room - bring a Multi-Outlet Strip to give you more plugs. There is a fridge (only water provided), safe, and tv, though the number of channels seem to vary by room as we received more English-speaking channels in the new room than our other room. The connection was poor at times and kept pixeling out. The A/C worked well and our balcony was much more comfortable than our previous room. The bed was firm.

Food was plentiful with lots of variety. There are 2 buffets - a main outdoor one, and a smaller, air conditioned one on the Yucatan side. Similar food at both, but more offered at the main buffet. Lots of options at breakfast/lunch/dinner. Food could be cold at times, but it is a buffet. We found the food good there overall and service good as well. No takeaway food permitted.

A la carte restaurants were really good. Reservations made online via QR code a day in advance. Yes, they can fill up when they open early around 6 am, but keep checking as times do open up and we were able to try all of them. The Italian place seemed to have lots of times available. The food at the Mexican, Italian, Grill and Japanese were all very delicious with true restaurant service and offerings. The Italian restaurant especially had a really good ricotta chocolate chip tart for dessert. The Burger place upstairs didn't require a reservation and the burgers were yummy as well.

There is a snack bar opened from 10:30 - 5 that offers typical snack foods and drinks - their fried chicken wings were delicious. There is a juice bar outside that makes fresh, natural juice smoothies, and there is a creperie and hot dog truck on the Yucatan side that is open during the day. The creperie had both sweet and salty crepes along with milkshakes/banana splits, and the hot dog truck had great hot dogs.

In addition to the bars in the restaurants/buffets/snack bar, there are 2 swim-up bars, a sports bar (which we didn't try), a beach bar (sandy), and a nice upstairs Lobby Bar. The drinks do seem to be watered down, but for me, that was fine as I'm a light weight. House wine was decent as well. The bars were never too busy to get a drink.

There are many pools at the resort so you can choose where you want to go with plenty of space to cool off. They are cool to get into at first, but your body gets used to the temp once in. The lounge chairs do get swiped quickly, but we never found it to be an issue when we wanted to use them in the afternoon.

The resort offers complimentary snorkel rental for 45 minutes each day. There isn't a beautiful open beach to enjoy, but it is fun to be able to snorkel right off the beach. Bring your water shoes as it is very rocky as others have said. The water can get rough, even with the concrete barriers now in place, but you can still see lots of fish near the reef areas. No more complimentary catamaran rides unfortunately due to the concrete barriers. There is also a lagoon you can swim/hang out in, but the bottom is quite thick with seaweed or algae. We never did have any issue with seaweed on the beach during our stay.

The grounds are beautiful and well maintained. Lots of agouti roaming about and very tame - like cats/rabbits almost. You're not supposed to feed them, but they roam around everywhere looking for food or handouts nonetheless. Public areas are clean and lots of staff working about.

Entertainment onsite was good - what you would expect at an all-inclusive resort. Pool/beach activities during the day, music, and great evening shows in the theatre with very talented dancers.

We didn't try the night club or spa so can't comment there, but the gym is great and well-used by guests, especially in the morning.

Location of the property is great - in a gated community. You can walk 10 minutes to the marina where there are little shops, restaurants, a dolphin venue where you can see all the dolphins swimming about, along with sea lions and manatees. If you wish to venture out of the property, you can walk 20 minutes to the main highway to catch a local Collectivo bus to check out stuff on your own. There are a few natural cenotes up the road worth seeing and for 25 pesos each, you can easily take the bus to them. There is a money exchange onsite, but maybe come prepared with your own pesos as the exchange they offer is not good.

The staff at the resort we found to be very friendly and helpful overall. Yes, it took us 3 days to push for a new room, but we did get one in the end and the staff were nice.

The wristbands now include a little card which operates as your room card and that is genious - so much more convenient than having to carry a separate card with you everywhere you go.

Free wifi is offered throughout the property and it worked well for us wherever we were.

One comment we would make is that although there is a nice, upstairs Lobby Bar to enjoy a drink later in the evening, it would be nice if there were snacks offered as well to accompany the drinks. Once the restaurants/buffets close by 10:30 pm, there's no place to go if you feel like some munchies, and at one time, this property did offer a late-night snack service at the snack bar.

We certainly enjoyed our week and time at this resort. It is good value and the food is good, which is why I gave the 4-star rating. Would I come back for a 4th time? Probably not - it may be time to try a new property to enjoy, but no major complaints this time around and still made for a good holiday after 3 years of not going anywhere.
